Housing Market | Sales Increase For 2nd Straight Month – Realcomp July 2025 Market Report

The housing market continues to show resilience, with closed home sales rising for the second month in a row. According to the latest Realcomp market data for July 2025, Closed Sales increased 0.6% year-over-year, a modest but positive sign for both buyers and sellers. While the overall market pace is steady, several key trends are worth noting.
Pending Sales saw a decline of 3.7%, suggesting some buyers are holding off due to affordability concerns or waiting for mortgage rates to shift. Even so, the Median Sale Price climbed 7.0%, reflecting ongoing demand and limited competition in desirable neighborhoods.
For sellers, this is encouraging news. More homes are entering the market, with New Listings up 5.7% and total inventory up a significant 20.5% compared to last year. This means buyers are gaining more options, but sellers still benefit from strong pricing power.
Another shift in the market is the Average Days on Market, which reached 31 days, up by just 2 days from July 2024. Homes are still selling relatively quickly, but buyers have slightly more breathing room compared to last year’s fast-paced market.
